As the Director, Pre-Construction for Renaissance Construction, you will be responsible for supporting Renaissance's business development and operations teams by overseeing the pre-construction and constructability needs of all projects. You will lead implementation of industry innovation amongst the company and projects alike. This position will report to Renaissance's President.

Director, Pre-Construction responsibilities shall include:
- Oversee and lead pre-construction team members, including but not limited to Estimators, IT, PMs through management of estimating, design management, project safety and subcontractor procurement.
- Establish workflows through BIM360 for continued utilization of the team.
- Identify, organize, and prepare estimate under various contract delivery methods to ensure a complete and competitive proposal. Prepare accurate and professional proposals that support our clients, securing work that is profitable and aligned to Renaissance's gold standard of quality.
- Prepare comparative analysis to previous estimates and develop a multidisciplinary estimate.
- Assist team and review self-performed, hard bid negotiated and conceptual estimates.
- Prepare detailed analysis of qualified subcontractors, vendors and supplier's estimates along with recommendation of award.
- Participate in timely RFP's.
- Oversee the preparation of client and subcontractor contracts.
- Attend and participate in design/coordination meetings, industry events, as well as maintain positive relationships with subcontractors, vendors, and clients.
- Lead and assist with owner, architect, and engineer meetings for the pre-construction phase of projects.
- Review and provide feedback of 2D and 3D modeling costs and advise on constructability of project.
- Assist in potential project review to advise on constructability and advise on potential challenges.
- Oversee the prequalification of subcontractors in Building Connected.
- Respond effectively and professionally to customer requests and lead the team to provide thoughtful and strategic solutions to client requests.
Qualifications:
- Education - It is preferred to have a four (4) Year Degree in Management, Business, or related field.
- Experience – 5+ years in pre-construction in commercial real estate.
- Proficient in Microsoft Office Suites.
- Proficient in BIM, AutoCAD platforms.
- Understand project constructability needs from a technological perspective.
- Strong knowledge of commercial development process.
- Understanding of the construction contract models and commercial terms.
